The Irvine housing market has remained balanced overall since mid-August.

However, some neighborhoods are beginning to see shifts. Inventory levels in Woodbury and Cypress Village have declined, moving these areas from a balanced market last week to a seller’s market.

Market conditions can change from week to week—and sometimes even day to day. A solid strategy and close market monitoring are key to identifying the right opportunities as conditions evolve.

Months of Supply: A measure of how long it would take for all homes currently on the market to sell at the current sales pace. Generally, less than 4 months indicates a Seller’s Market, 4–6 months a Balanced Market, and 6 months or more a Buyer’s Market.

Northwood, Irvine

Where Mature Greenery Meets Everyday Convenience

Developed in the 1970s, Northwood is one of Irvine’s most established residential neighborhoods, home to approximately 7,100 households. Its signature eucalyptus trees, originally planted as windbreaks during the area’s agricultural past, now define its peaceful, tree-lined streets. Unlike many newer Irvine communities, Northwood offers diverse home styles, relatively spacious lots, and even some properties without HOA fees.

 

Northwood blends a quiet suburban atmosphere with excellent everyday convenience. Families appreciate access to IUSD schools, including nearby Northwood High School, as well as Northwood Community Park, affectionately known as Castle Park. Zion Market and nearby H Mart add to the neighborhood’s appeal, particularly for Korean families seeking convenient access to familiar groceries and Asian dining. School assignments vary by property address.

Looking ahead, Northwood is set to benefit from changes taking shape just to the north. The Gateway Village development, which began construction in June 2026, is planned to introduce 1,138 new homes alongside approximately 700 acres of preserved open space and 10 miles of new hiking and biking trails. The project will also transform a former asphalt plant site into green space.

Together with planned improvements to Northwood Community Park, these developments could expand recreational opportunities while preserving the neighborhood’s established character—bringing new possibilities to one of Irvine’s mature residential communities.
